Once you've decided to end your tenancy at a rental property, you will be required to notify you agent or landlord via a Notice of Intention to leave form. If, on the other hand, you have been asked to vacate the premises, you will be given written notice to leave by either your agent or your landlord.

As soon as possible after removing your belongings you will need to organise a final inspection of the property. The Final Tenancy Inspection compares the condition of the property against the original property condition report that was issued when you first moved in.

Final Tenancy Inspections: Bond money

Surprisingly, many people assume they will automatically have their bond returned to them once they leave the property but this is not necessarily the case. While agents/landlords take general wear and tear into account, any damage beyond this that occurred during your tenancy becomes your responsibility and you will be required to attend to it. Property issues that could result in you bond being withheld either in part or full would be

  • Damage to the walls, floors or paintwork
  • Damage to floors or floor coverings
  • Broken or damaged screens or windows
  • Damage to fixed appliances
  • Damage to boundary fences or the grounds

Following the final inspection, the agent or landlord must return your bond within 7 working days of you leaving the premises but if they are withholding your bond to cover things like rent arrears, cleaning costs, utilities or property damage, they must advise you in writing within 7 working days and provide copies of the receipts or quotes that prove the expenses met by the landlord and showing the amounts they want to withhold.

Final Tenancy Inspection: Your role

It is always a good idea to be present during a final inspection and be sure to have all your receipts in order in regard to things like repairs and professional cleaning. You are within your legal rights to be there while the inspection is in progress.
